Selecting a category

The category For Sale → Apartments is intended for ads about selling, buying, searching, and renting apartments. Category Sale → Rooms – for ads for beds, rooms, shared rooms, or apartments.

The category For Sale → Multi-storey buildings is intended for placing ads by professional users about the sale of apartments in objects that have not been put into operation. At the same time, individuals are not restricted in their ability to place ads in this subcategory: when submitting an ad for assignment of rights of claims under an equity participation agreement, indicate that you want to place it as the owner.
To ensure that ads from private sellers are not lost among professional users ' ads, a special "Direct Sale" filter is provided, which users can choose when searching for ads from owners.

The category For Sale → Apartment is intended for placing ads for the sale of apartments that are registered for ownership and are sold under a purchase and sale agreement. Place ads for the sale of apartments (non-residential premises suitable for short-term and long-term residence) in the subcategory For Sale → Apartments. If you offer apartments for both residential and commercial purposes, you can place an ad in the subcategory For Sale → Commercial real estate or in the subcategory For Sale → Apartments.

If you want to sell an item in another country, place an ad in the Sale →subcategory Real estate abroad.
If you are a professional realtor, place ads offering your services (selection, evaluation, legal support of transactions, etc.) in the category Services → Brokerage services.

Realtors can offer their services to private sellers who place ads in the "Sale" category only if the phone number used to contact the private seller is linked to their profile on Bulgaroom. It is forbidden to place ads about real estate selection services under the guise of rental housing. It is also prohibited for the intermediary to place ads when renting or buying an apartment from the owner also requires entering into any agreement with the intermediary that provides for paid or free services, as well as posting information aimed at attracting attention to the intermediary's services under the guise of selling or offering to rent a specific property.
 

Ad name

In the subcategory Sale → Commercial real estate in the ad name, you only need to specify the item type and basic parameters. Correctly: Retail space, 208 m2. Wrong: "Retail space for 150,000 euros", "Retail space urgently", "Retail space call XXXXXXXXXXXX", "Retail space site.bg".
You don't need to specify the region, city, or place in the ad name.
 

Ownership rights

With the status" Developer", only legal entities with the Developer account can place ads about housing under construction.
 

A Room or Apartment

For the Rent →subcategory Apartments place ads for apartment rentals in relation to residential properties that consist of one or more rooms and include a separate bathroom and kitchen. A kitchen is a room that contains kitchen furniture and equipment for cooking, washing, storing dishes and inventory.
If the room doesn't have its own toilet, bath/shower, and/ or kitchen, the item is considered a room.

Price

Specify the full actual cost of the objects, not the cost per square meter or square meter. Exception: in the subcategory Sale → You can specify the cost of commercial real estate either per square meter or for the entire object by setting the appropriate parameter.

In ads like "Rent" / "Rent" with the term of rent "Daily", you can specify the price for hourly rent.
If an ad contains a clearly low price for an item without explaining the reason, such an ad may be rejected or blocked. Therefore, if you are ready to negotiate for a lower price, indicate this in the ad, for example, by mentioning the possibility of bidding.

The cost of renting/selling a property should not include hidden payments, including commissions and other payments for additional and / or related services. In order to improve the user experience and improve the quality of search on Bulgaroom, we may change or supplement certain technical parameters of ad submission, for example, set restrictions on specifying a low price.
 

Deposit

In the category Rent → Apartments can be provided with a deposit. By its legal nature, the deposit is a security payment, so you will be able to retain the amount of the deposit-in whole or in part - to compensate for your losses if the tenant (tenant) causes any damage to the property during the period of residence in the facility, and if the damage is not caused-to return the amount of the deposit to the tenant (tenant) after the lease is completed (hiring).
The parties determine the procedure for depositing and returning the deposit independently, without the participation of Bulgaroom in the calculations.
 

Photo

Do not put any captions or images on your photos that are aimed, among other things, at attracting additional attention to the ad. Watermarks are allowed, except for those of other real estate search sites.
For secondary real estate, add photos of the house (building) and interior photos (rooms, hallways, kitchens, bathrooms, etc.) that reliably reflect the current situation inside the proposed object. If you don't have any photos of the interior, be sure to add photos with the current layout.
 

Secondary real estate

In ads for secondary real estate, it is the real picture of the premises that should go first. You can add additional design projects (renderings), but don't upload them instead of real photos.
 

Daily rent

In the subcategory Rent → Apartments are forbidden to place ads without photos. Photos must be taken indoors. There should be at least one photo for each room, for example:
  • for a studio apartment – at least 3 photos: kitchen view, room view, bathroom
  • for a one-room apartment – at least 3 photos: kitchen, room, bathroom
  • for a two-room apartment – at least 4 photos: kitchen, each room, bathroom, etc.
Checking the map item
Print or write the verification code on a piece of paper and take a picture of it against the background of the corresponding part of the room. The code on the photo must be clear and fully readable. Do not use image editors to apply the code to the photo, and do not take pictures of the sheet with the verification code against the background of digital or printed photos of the object.
Then send it to us for verification via a special module.
 

Address

Specify the exact address of the property. If the item is located in Sunny Beach, Nessebar, then the "Address" parameter should indicate "Sunny Beach", not"Nessebar".
 

Publishing an ad

The gradual appearance and priority display of new ads for certain categories of users is aimed at ensuring our main task – providing users with the opportunity to quickly find a buyer and conclude a deal on Bulgaroom.
 
 

Comfort Deal Program

By placing an ad for the sale of an apartment in the subcategory Sale → Apartments, you agree that we have the right to offer you a test mode to participate in our pilot program "Comfortable deal", in which, if you agree, we will assist you in selecting a real estate agency to assist you in the sale of an apartment. An offer to participate in the program can be sent to you via the email address or phone number specified in your profile, as well as through the Bulgaroom interface, through the main Bulgaroom profile on the platform, or by other means.

We select a real estate agency. If you agree to participate in the program, you can discuss the terms of working with a specific real estate agency directly with them during the contact initiated by the agency's representative with you.

The selection of users of the ad service Bulgaroom, which the Company offers to participate in the program, the selection of real estate agencies for the implementation of the program and the selection of real estate agencies to assist users participating in the program in the sale of apartments is carried out by the Company at its sole discretion.
In case of receiving your consent to participate in the program, the Company has the right to request clarification of information (including additional information) about the apartment by sending you a corresponding request to the email address or phone number specified in your profile, as well as through the Bulgaroom interface or by other means.
The Company processes your personal data in accordance with the terms of the Privacy Policy.

If we receive your consent to participate in the program, we have the right to transfer your data to the real estate agency selected to assist you in the sale of the apartment.
The company does not participate in the conclusion of a contract with a real estate agency, and is not responsible for the actions of the real estate agency performed both before the conclusion of the contract with you, and after, both during your participation in the program, and after the completion of your participation in the program. At the conclusion of this contract, the seller and the real estate agency enter into a direct contractual relationship with each other. The company is not an agent, attorney, or commission agent of the seller and / or real estate agency.

In case of difficulties in working with the real estate agency selected for you under the program, you can contact the Bulgaroom support service to assist in their resolution.

If you are not satisfied with the quality of the real estate agency's services and you are unable to resolve this issue with the agency yourself, please contact the Bulgaroom Support Service – If necessary, we will find you another real estate agency.

Bulgaroom Rental Service

Placing an ad in the Rent →subcategory Apartments you agree that we have the right to invite you to take part in testing the "Bulgaroom Rental" service.
During the test period, the service is available to a limited audience of users who place ads. The Company, at its sole discretion, determines the users who will be invited to participate in testing.

An offer to participate in testing can be sent to your email address or phone number specified in your profile, as well as through the Bulgaroom interface or by other means.

Ads of users who have agreed to participate in testing will be published with the name of the service Бул Bulgaroom Rental.
As part of the service, we interact with agents and agencies, as well as with potential tenants, and provide them with a range of information and technical services to select options for premises and perform preparatory actions for concluding a transaction, in particular, we show the apartment at a convenient time. After confirming that both parties are ready to conclude a deal, we will provide your contact details to the tenant.

As part of the service, the Company does not provide any paid services to the landlord.
To participate in the testing, the landlord must confirm the authority to conclude a transaction in relation to the apartment ⎼ we will request documents confirming the status of the copyright holder or its representative by proxy.

During the implementation of the service, we will coordinate with you the necessary actions and the procedure for their implementation (showing an apartment, handing over keys, etc.). It is important to follow these agreements, for example, to be present at the agreed time intervals when showing an apartment, if you have indicated that you want to conduct it yourself. If you do not comply with the agreed terms and conditions, we cannot guarantee that other actions will be performed within the scope of providing the service.

If necessary, new photos and video images of the apartment can be prepared and added to the ad. Such photos and videos cannot be used on other resources.
You make the decision to choose a tenant at your own discretion and risk. Bulgaroom does not participate in the conclusion of a transaction between users, is not an agent, intermediary, or representative of a party.

We can provide a form of lease agreement, but users can still determine the terms of the lease at their own discretion.
When entering into a contract with a tenant, do not include any provisions that contradict the ad description. For example, if you didn't specify a security payment (pledge) condition when placing an ad, then you can't impose it on the tenant when entering into the contract. We may recognize such actions as a violation of the Bulgaroom rules due to the unreliability of the ad and take action when receiving complaints from tenants or based on the results of their sample survey.
